Today we will be discussing direct mailers for expired listings.
But first, let’s talk about the envelope itself, which is very important.
If you are doing a small amount, I suggest to hand write the mailing address. Yes, I know it’s time consuming but your open rate will be 5-10 times higher than a standard print envelope. If you are doing a mass amount, just use blue ink with an original font.
Another thing I have done in the past is to research local charities that will do the work in exchange for a donation.
For the return label, use your name, not your team or group. Try to use a personal address.
I know it’s important for you to market your brand, but people want to connect with a person first.
Now, let’s talk about the letter.
BE ORIGINAL and BE DIFFERENT
A great idea to implement is using a real estate quote on the top, or something that is going to make them smile and set yourself apart.
Keep in mind; the people you are mailing to probably just went through a painful 6 months and ended up with an expired listing. Connect with them, understand what they are going through, and be there to assist.
The letter has to be easy to read, so don’t write a whole paragraph about how great you are.
Explain what are you going to do for them. What I have done in the past is set up a landing page with the property site, Facebook ads, flyer samples, email marketing, and other marketing materials.
Ask them to text “listing master” at 123 to see a sample of my work.
By doing this I am also able to capture their information and follow them on the internet.
Always finish the letter with a “call to action” and recommend that they research you online.
Include a link to your online Agent Reviews if possible.
Don’t forget to sign or print your name, and make sure to send this letter to the same owner every other week for up to 90 days.
Target more home owners by not spending high dollars on the quality of the mailer, just plain black and white mailer on regular paper will more than suffice.
