Well, at Allison James Estates and Homes, one of our unique specialties within the scope of real estate community includes representing buyers and sellers of large, luxury homes or “estates.” Two women who have not only mastered the art of sales within the high-end real estate sector, but also reinvented the process as well, include Sarasota, FL real estate professionals Terri Harrington and Michelle Ward who operate Team Gulf Coast Property.

Together, these two dynamic women have turned the process high-end real estate representation into an art. While luxury real estate is often considered to include price levels that reach into the multi-million dollar range, Terri and Michelle do not believe luxury real estate needs to be priced for the stratosphere. In fact, the two have incorporated the unique motto of “Luxury At Every Price!” Another masterpiece strategy includes covering every possible scenario a buyer or seller may need when considering multi-million dollar property transactions.

While both women are expert in sales, marketing and negotiations for luxury Residential and Commercial sales for both buyers and sellers, the two women also possess knowledge for custom builds to new home construction.  

However, Terri and Michelle also possess individual skills as well, making them one of the most prestigious real estate teams in the Sunshine State.

What Sets Terri Apart?

Terri’s passion and dedication is singularly focused on knowing both the psychology of her buyers along with the ins and outs of the assets she represents. This begins with “closing out” every part of the exterior and interior of the home. Closing out means providing a frank and incredibly thorough analysis of every square inch of the home’s exterior (including community, land, and landscaping) and interior (including design, layout, and architecture).

With a full-mental dossier file of the asset at her finger tips, Terri then creates a hypothetical psychological profile of her buyer, including motivations, desires, and passions. Terri’s on-site presentations successfully pair these two elements together.   

For example, if her client is interested in a waterfront estate, and is into boating, she will begin her presentation on the docks in order to truly capture their attention. Then she will pose engaging questions that probe the true needs and requirements of her clients in order to help her better position the asset within the light of these requirements. After that she will walk through the home, and recite with great detail the nuances, advantages, and shortcomings that she has formed to memory after spending hours studying the home and talking with motivated sellers.

“I take great pride in being able to create emotion for my clients when creating a listing presentation,” said Terri.

What Sets Michelle Apart?

Michelle provides an entirely different set of talents to the team. Currently enrolled in school for earning her General Contractor, and a former operator of a multi-million dollar construction business, Michelle can talk heating, ventilation and air conditioning (HVAC), plumbing, and load bearing beams. She is an authentic design/build professional.

“My specialty is in marketing and negotiations, but I also have extensive experience in residential & commercial design, and function, and can give excellent advice with regards to renovations, marketing, landscaping, building materials and value,” said Michelle.

Michelle can even provide clients custom designs for any remodeling project or ground-up construction, or work directly with the architects and contractors to surpass client expectations. She has even been known to go into Planning Departments herself in order to obtain the necessary building permits for clients’ design or construction modifications.

Together, these two have truly put the “estates” into Allison James Estates and Homes.
